Summer might seem like the season when your flat roof gets a break—but in reality, it’s one of the most important times for inspections and maintenance. Heat, UV exposure, and sudden summer storms can all take a toll on your roofing system.
For commercial property owners and facility managers, following a seasonal checklist helps extend roof life, reduce costly repairs, and ensure your building is ready for the months ahead. Here’s our summer flat roof maintenance checklist to keep your investment in top shape.
1. Inspect for Heat & UV Damage
Why it matters:
Extended exposure to high temperatures and direct sunlight can cause membranes to crack, blister, or shrink—especially on older systems.
Key steps to address this:
Have a qualified roofing professional assess for visible cracks, bubbles, or discoloration.
Pay extra attention to south- and west-facing areas where sun exposure is strongest.
Complete repairs promptly to prevent further deterioration.
2. Check for Ponding Water After Storms
Why it matters:
Even in summer, heavy downpours can create pooling water, which accelerates wear and may indicate drainage issues.
Key steps to address this:
Arrange post-storm inspections to identify areas where water lingers.
Ensure drains and scuppers are clear to restore proper flow.
Consider adding tapered insulation in low spots if ponding is recurring.
3. Examine Flashing & Seals
Why it matters:
Flashing protects roof edges, penetrations, and transition points. Summer heat can cause sealant to dry out and crack.
Key steps to address this:
Have all flashing inspected for gaps, lifting, or brittle sealant.
Reseal or replace damaged sections before leaks occur.
Confirm any work aligns with manufacturer specifications to maintain warranties.
4. Clear Drains, Gutters & Scuppers
Why it matters:
Leaves, twigs, and debris can block drainage systems, leading to ponding or overflow damage during summer storms.
Key steps to address this:
Remove debris from drainage systems to ensure free water flow.
Install strainers or guards to help reduce clogs.
Incorporate drain cleaning into routine maintenance.
5. Look for Signs of Foot Traffic Damage
Why it matters:
HVAC servicing and other rooftop work often happen in summer—putting added stress on the membrane.
Key steps to address this:
Inspect for punctures, scuffs, or torn seams in areas where work has been performed.
Install walkway pads in high-traffic zones.
Reinforce roof protection protocols with any contractors working on-site.
6. Schedule a Professional Roof Inspection
Why it matters:
A professional can spot issues you might miss, use infrared scans to detect hidden moisture, and recommend cost-effective repairs.
Key steps to address this:
Schedule at least one professional inspection during summer.
Request a detailed report with photos for documentation.
Use findings to plan preventative maintenance before fall.

Empire Roofing Corporation was honoured to support a project that aligns with everything we believe in—safety, education, and giving back. From February to May 2025, our team completed a full re-roof of The Safety Village, a nonprofit organization delivering essential safety education to children and families across Windsor-Essex.
As a partially donated initiative, Empire contributed both in-kind materials and labour, helping reduce the overall cost and ensure the facility remains safe, dry, and operational for years to come. Supporting the spaces that protect our communities is a responsibility we’re proud to share.
Why It Matters Each year, The Safety Village reaches nearly 10,000 local students with programs that teach life-saving habits—from fire and road safety to emergency preparedness. With a new, high-performance roofing system in place, their facility can continue delivering these programs in a safe and reliable environment.
The Challenge Like many retrofit projects, this one presented unique complexities—tie-ins beneath existing stucco and flashing, weather delays, and a tight timeline. Working closely with Elevate and drawing on decades of expertise, our team delivered a resilient solution without compromise.
The Solution We installed a 60-mil Elevate UltraPly™ TPO membrane with 2" ISOGARD™ GL insulation, InvisiWeld plates, and a V-Force™ vapor barrier. Together, these components support energy efficiency, durability, and long-term performance.
The system helps reduce rooftop surface temperature and contributes to lower energy costs, all while maintaining interior comfort—just one more way the roof gives back to the people it protects.
A Shared Commitment We’re proud of this project—not only because of the craftsmanship and teamwork involved, but because of what it stands for. As our VP of Service, Nada Tayar, said:
“When we invest in an initiative, we want to ensure we’re giving the community something that lasts.”
Our thanks to the Elevate Canada team for their partnership, and to The Safety Village for their ongoing commitment to safety education in our region. We’re honoured to have played a role in helping them continue their mission.

Extending Roof Life Between Re-Roof Cycles: What Every Facility Manager Should Know
Re-roofing is inevitable—but it doesn’t have to come as a surprise.
For property owners and facility managers, the key to managing roofing costs lies in one strategy: prolonging the life of your current roofing system through proactive care, expert guidance, and strategic upgrades.
At Empire Roofing, we work with commercial, industrial, and institutional clients across North America to help them do just that.
Why Extend Your Roof’s Life?
Postponing a complete re-roof can free up capital for other upgrades, prevent business disruption, and minimize costly emergency repairs. With proper maintenance, many flat roofing systems—TPO, EPDM, modified bitumen, and others—can perform well past their manufacturer’s baseline lifespan.
Here’s how to make that happen:
1. Schedule Routine Inspections
Your roof is your building’s first line of defense, but it’s also out of sight—which means issues can go unnoticed until it’s too late. Empire’s 100-point inspections are designed to spot vulnerabilities early, from membrane cracks to blocked drains and deteriorated flashing.
By catching problems early, you avoid damage to insulation, interior systems, and valuable assets.
2. Perform Preventative Maintenance
Small fixes make a big difference. Our Preventative Maintenance Program includes:
This approach not only keeps your roof watertight—it keeps your manufacturer’s warranty compliant too.
3. Invest in Thermal Drone Scanning
Not all damage is visible to the eye. Our thermal drone inspections detect trapped moisture and insulation breakdown without disrupting operations. These scans give you a full picture of your roof’s performance—and help you budget for upgrades before a leak forces your hand.
4. Align Maintenance With Your Operations
We know that for many clients—especially in healthcare and manufacturing—downtime is not an option. That’s why we work with your team to schedule inspections and repairs around your production or care schedules, minimizing risk and disruption.
5. Consider Targeted Upgrades
If parts of your roof are nearing the end of their life, but the full system doesn’t need to be replaced yet, partial re-roofing or overlay systems can buy time while still improving performance.
Upgrades like switching from aging bitumen to reflective TPO can also cut cooling costs and increase energy efficiency.
Case in Point: Extending Roof Life at a Retirement Home
When a major retirement facility reached out to Empire, their roof was showing signs of age—but a full replacement wasn’t financially or logistically feasible that year. Our team:
Performed thermal scans to identify moisture infiltration
Conducted spot repairs to damaged areas
Installed temporary protective coating to high-risk zones
Created a phased re-roofing plan for the next 18 months
The result? Zero business disruption, no active leaks, and a long-term capital plan built on real-time data.
Ready to Extend Your Roof’s Lifespan?
Whether you manage a retail plaza, warehouse, school, or hospital, Empire can help you reduce risk and delay costly re-roofing through smart, strategic maintenance.
When the temperatures soar past the record books, there’s only one thing to do—show up prepared, stay cool, and bring the fun. That’s exactly what the Empire Roofing crew did this past weekend at the Stellantis 100th Anniversary Family Day, where we proudly sponsored the official Safety Station.
With over 8,000 guests in attendance, it was an unforgettable celebration of milestones, family, and community. And while the sun may have been relentless, our team was ready to help guests beat the heat. Armed with ice-cold water bottles, hydration freezies, popsicles, and some very popular mini construction hard hats, we became known as the Hydration Heroes of the day.
While the toy hard hats were technically for the kids, let’s just say we saw more than a few grown-ups proudly sporting them—and we didn’t blame them one bit. ☀️👷♂️👷♀️
This event was a true collaboration, and we’re incredibly grateful to:
Stellantis for including us in such a landmark event.
White Cap for their support in helping keep the crowd cool.
Our fantastic booth partner Elevate, who brought energy, smiles, and team spirit to the Safety Station.
Events like this remind us of what we’re really building at Empire—a strong, connected community. Thank you to everyone who stopped by our booth, grabbed a freezie, and helped make the day so memorable.

Case Study: Emergency Leak Repair at a Retirement Residence
Earlier this year, Empire was contacted by a long-term care facility experiencing active roof leaks during a heavy winter thaw. Water had begun infiltrating resident wings, raising concerns over safety and potential interior damage.
Within hours, our Emergency Services team was on site to assess the situation. Despite freezing temperatures and restricted roof access, we quickly deployed a crew, tarped the affected zones, and initiated a multi-phase repair strategy—all while residents remained safely in place.
Our service team worked closely with the facility’s Director of Care to schedule the most disruptive work around meal times and sleep hours. By using low-odor adhesives and non-intrusive equipment, we minimized discomfort and ensured compliance with public health standards.
Result:
✔️ Leaks stopped within 24 hours
✔️ Full membrane patch and insulation replacement completed within 4 days
✔️ Zero resident relocations
✔️ No operational downtime
💡 Planning Ahead: New Builds and Ottawa’s Growth
With new retirement homes and long-term care facilities scheduled across Ontario—particularly in Ottawa—Empire is positioned as a reliable partner for General Contractors and Project Managers looking for experienced commercial roofing teams.
From design-build partnerships to bid & spec tenders, we’re here to support your next healthcare project with experience, care, and consistency.
📞 Let’s Build Better, Safer Roofs—Together
Empire Roofing Corporation has been a leader in healthcare roofing since 1929, with coast-to-coast coverage and a 100-million+ ft² maintenance portfolio. Whether your facility needs immediate service, a full re-roof, or a construction partner for upcoming projects, we’re here to help.
In the world of manufacturing, downtime is costly—and preventable roof failures can bring operations to a grinding halt. At Empire Roofing, we understand the importance of proactive planning and seamless execution, especially when working in sensitive environments like manufacturing and industrial facilities.
Earlier this week, our team was on-site at a large manufacturing facility where we’re completing a critical re-roofing project. The photos speak for themselves—there were severe issues with the aging modified bitumen roof, including full daylight visible through deteriorating decking. Water infiltration had already begun to damage valuable stored materials, prompting the need for urgent action.
Our Preventative Maintenance Program helps clients avoid exactly this scenario by identifying and resolving roof issues before they escalate. Regular inspections, documentation, and minor repairs keep systems watertight and compliant with manufacturer warranty standards. We work closely with clients to align our service schedule with their operational needs—so that safety, productivity, and comfort are never compromised.
Here’s how Empire takes the extra step on-site:
Daily Coordination with Facility Staff
Safety Protocols That Go Beyond Compliance
Protective Measures for Sensitive Areas
Minimized Disruption to Workflow
But maintenance is just one part of the equation—roofing system upgrades can unlock substantial operational savings. This particular client is replacing their old modified bitumen system with energy-efficient TPO (Thermoplastic Polyolefin) roofing. TPO is known for its high reflectivity and durability, helping large buildings stay cooler in summer, reduce HVAC strain, and cut energy costs over time.
Additionally, we’re removing dozens of aging skylights that have become a major source of leaks and safety concerns. The end result will be a stronger, safer, and more energy-efficient building envelope tailored to the client’s needs.
🛠️ Manufacturers – Don’t wait until it leaks.
Our team specializes in Commercial, Industrial, and Institutional roofing—and we offer 100-point inspections, cleaning, minor repairs, and reporting tailored to manufacturer warranty guidelines. If you’re due for your annual roof inspection or considering a system upgrade, we’d love to help.
When it comes to maintaining commercial, industrial, and institutional buildings, roofing issues often go undetected until it’s too late. At Empire Roofing Corporation, we’re raising the bar with advanced Drone Thermal Scanning, a cutting-edge service that helps identify hidden problems before they escalate into costly repairs.
Using high-resolution infrared technology, our thermal drones detect temperature anomalies across your roofing system—pinpointing moisture intrusion, insulation gaps, and areas of potential failure. These inspections are non-invasive, highly accurate, and efficient, especially for large or complex buildings.
Why Use Drone Thermal Imaging?
Traditional roof inspections can miss subtle signs of trouble. With drone-based thermographic surveys, we’re able to:
Capture elevated temperature variations invisible to the naked eye
Identify water intrusion trapped beneath roofing membranes
Locate deteriorating insulation and potential leak paths
Validate workmanship on new roof installations
Document thermal performance for LEED credits and energy audits
Our recent drone thermal survey, conducted using the Mavic Enterprise 3T Drone, delivered vivid thermograms and actionable insights. Even minor thermal bridging at a roof access point was identified—something that could easily be overlooked in standard visual inspections.
Fast, Safe & Reliable
Drone thermal scans are ideal for:
Flat or low-slope commercial roofs
Industrial sites with restricted access
Institutional facilities where disruption must be minimized
The process is quick and safe—no ladders or rooftop access required. We conduct surveys under optimal environmental conditions and in accordance with industry standards (including BRE 176 and ISO 13187), ensuring your results are reliable and actionable.
Future-Proof Your Building
By integrating Drone Thermal Scanning into your annual maintenance plan, you gain:
Early detection of issues before they require expensive remediation
Long-term cost savings by avoiding emergency roof repairs
Greater confidence in your building’s performance and compliance
Whether you’re managing a retail plaza, warehouse, or school, Empire Roofing’s thermographic inspections give you the insights you need to make smart, informed decisions.
