Project Highlights:

Empire Roofing completed the new-construction roofing scope for The Birmingham, a 394,800 sq. ft. industrial redevelopment that transformed the former Campbell Soup factory site into modern large-format industrial space while preserving the property’s historic Art Deco façade.

Working alongside Leeswood Construction, Empire installed mechanically fastened white TPO roofing assemblies designed to support energy performance, drainage, durability, and the long-term demands of a large industrial facility.

The roofing scope included R-34.8 polyiso insulation installed in two layers, a 6 mil vapour barrier, tapered insulation, crickets and roof sumps, 26-gauge sheet metal flashings, roof hatches, pipe penetrations, drains, curbs, and extensive TPO walkway areas.

The project’s roof areas were constructed as new roofing systems over steel deck. Elevate documentation for Building 3 identifies a mechanically attached UltraPly TPO system, two layers of ISO 95+ insulation and a Red Shield warranty.

By combining new industrial construction with the retention of an important piece of South Etobicoke’s manufacturing history, The Birmingham connects the site’s past with its next chapter while delivering modern space designed for today’s industrial users.
