Roofing Tips For Property Managers

1. INSPECT CONSISTENTLY – Roof systems must be inspected at least once a year, And after every major storm.

2. MAINTAIN THE SURFACE – The flat roof surface requires attention. You need to clear away snow in the winter, keep gutters free and clear of debris, and remove debris in the summer and fall. Excess debris can lead to rot and other issues as well as add stress elements to the flat surface.

3. REPAIR RIGHT AWAY – If a problem does occur with your flat roof, never wait to repair it. Waiting only ensures that the problem will excavate and could cause structural issues. Even if it is a minor tear in the flat surface, have it repaired. Most minor repairs can be picked up during your routine inspections.

4. KEEP THE ROOF CLEAR
Heavy ice and snow in the winter can be damaging. Have a professional remove snow build up to keep the excess weight off the roof.

5. KEEP THE ROOF CLEAN
If you notice mossy build up or grass growing on your roof, have a professional come out to inspect the roof and clean it. Grass will form roots that can grow into the roof causing leaks.

6. KEEP THE TREES AWAY
Keep trees trimmed away from roofs as much as possible. Falling branches will cause damage, AND even limbs that consistently brush the roof in the wind will wear it down. This type of roof maintenance includes keeping the gutters clear of debris as well.

7. CHOOSE THE RIGHT CONTRACTOR ( See Contractor Comparison Chart)
Are they licensed and insured?, Can they Provide references? Do they offer 24/7 emergency service? How do their warranties compare?

Five Things To Consider Before Replacing Your Commercial Roof

Your commercial space requires a roofing system that offers exceptional strength and protection against the outside elements. It’s a structure that protects your assets and secures the on-going performance of your business. You have to consider the roofing replacement process carefully before you begin the project! Our team wants to help you make the right decision, so we’re reviewing the five things all companies have to consider before replacing your commercial roof.

Necessary Considerations When Replacing A Warehouse Roof

  1. Review Your Repair Options
  2. It’s important that you rule out any possible repair options before following through with a full repair of your roof. The industry is evolving regularly and new repair systems are being utilized within the commercial marketplace that weren’t available just a year or two ago. Contact a roofing contractor and ask them to analyze the system for potential repair strategies.

  3. Determine the Slope of the New Roof
  4. If it’s been determined that your business does require a new roof, it’s important to analyze the various options within the roofing design marketplace. The slope of your roof will determine how well it drains the water and any issues could cause water to pool on the top, leading to significant long-term maintenance requirements.

  5. The Timing of the Work
  6. To prevent a significant impact on your business, it’s important to time the roof replacement work effectively. Alongside the team leader of your chosen roofing company, discuss how best to time the project to mitigate the work affecting your employees. You might ask that the roofing installation team work in the evening time, or through national holidays.

  7. The Durability of the New Roofing System
  8. How long are you planning to operate out of your current location? This is an important question to ask when selecting a new roofing system. If you’re hoping to remain in the same space for a decade or more, the system’s durability will be a critical deciding factor in the purchase process. However, if you plan on moving in a year or two, you might select a temporary option that will allow you to save money in the short-term.

Remember, no matter how long you’re planning to be in your commercial space for, a better roof will increase its resale value, which may factor into your decision process.

  9. The Structural Load for the Roof
  10. Do you plan on building a walk-out space on top of your warehouse roof? Or additional items such as solar panel systems? If so, it’s imperative you consider the system’s potential structural load. Speak with your contractor about your roofing options and decide which system offers you the best value for money in terms of price and structural performance.

Replacing a commercial roof can take time to complete correctly, so it’s important to consider all the items highlighted in this post before rushing into the process. To learn more, speak with our trusted team directly!

HOW TO CUT COSTS USING CORRECT ROOFING PRODUCTS AND MAINTENANCE

Roof design can directly impact operating costs. The insulating value of the roof system and the roof ‘reflectivity’ of the roof surface are two such ways.

The ‘R-value’ of a material is a rating which indicates how good an insulating material is at resisting heat transfer from indoors to out in the Winter and from outdoors to in, in the Summer.

This is why often large flat roofs are made with a white rubber material which can reduce costs up to 20%.

Additionally, how well a roof is installed is also a key factor to ensure there is optimal performance.

Empire Roofing Corporation ensures your roof is installed correctly and can withstand the test of time.

Not properly maintaining your roof can be costly. Proper maintenance not only ensures your warranty is valid, but also stops small problems from becoming big ones.

TPO vs EPDM Roofing Systems

TPO vs EPDM

Empire Roofing Corporation installs both EPDM and TPO roofing however, in our harsh Canadian climate TPO is almost always the clear choice. Empire Roofing Corporation is the largest installer of TPO roofing in Canada.

Superior seam strength is critical for a long-lasting, watertight roofing system. TPO seams are 4 times stronger than taped EPDM.

Exceptional puncture resistance allows a roofing system to withstand the typical abuse that occurs when non roofing tradespeople (HVAC, maintenance, etc) utilize the roof. TPO offers a superior puncture resistance when compared to both non-reinforced and reinforced EPDM of the same thickness.

TPO is dimensionally stable, while EPDM can shrink up to 2 percent after installation. Imagine your roof membrane shrinking 2 feet in a 100-foot run!

EASIER TO INSTALL – EPDM takes 12 steps to install, which means more room for error. TPO is installed in 3 easy steps. No only that but making repairs to an TPO roof is just as simple: just cut a patch and weld in place.

LOWER COST – TPO systems are less expensive than EPDM on an installed cost basis.

ENERGY-EFFICIENT CHOICE – TPO is the clear winner when it comes to energy efficiency. On a sunny Summer day, a black roof reaches much higher temps than a reflective white TPO roof, as much as 60 degrees F more!

This translates to less solar radiation into your facility thereby resulting in energy savings.

*Beware of energy ‘savings’ calculations for dark roofs in cold winter climates that often ignore:

– cloud cover or days with no sun
– hours of daylight
– snow cover
– the low angle of the sun

These factors significantly impact the energy savings calculations for a dark roof.

Some TPO brands can often be manufactured in virtually any colour to meet your specific design needs including ‘cool colours’ that are Energy Star qualified.

TPO systems have grown from just a tiny share of the single-ply roofing market to become, by the same accounts, the #1 preferred single-ply roofing product. Their flexibility for use in viritually any application has also made them the fastest growing single-ply roofing system.

WE WANT TO SEE YOUR ‘FLASHINGS’ THIS WINTER

Flashings are a construction detail used to seal and protects joints in a building from water penetration. The joints created by the intersection of the roof and roof mounted structures and projections, such as parapets, hatches, skylights, chimneys, vent stacks, or towers, are among the most vulnerable areas of roofing systems.

They constantly expand and contract in response to changes in humidity and temperature.
The greater the number of such projections, the greater the potential for serious leaks.
In the Winter you have snow falling on the roof and sometimes melting and refreezing which puts a lot of stress on the roof and flashing systems. As well high winds on a flat roof can damage the flashings.

If you have a flat roof, you should not only get it inspected every few years but should have a regular maintenance program to avoid more costly repairs later on.

Maintenance programs start for as little as $66 a month for a 10,000 sq foot roof. See our link for programs and call for a roof inspection today, before more snow comes!

A FEEL GOOD STORY FROM EMPIRE ROOFING

Every year, Empire Roofing Corporation donates over one hundred thousand dollars to charity.  Here is a story of how we helped a client in need and also made a difference.

In this case, an unusual client called.  Glenn Campbell of Toronto had a residential property, with a commercial style roof in need of repair.

Because he was ‘residential’ the client could not find a quality, reputable commercial roofer to help him before finding Empire Roofing.

We took the job, serviced a client in need and requested that instead of paying us, he make a $2500 donation to The Children’s Wish Foundation of Canada.

Everyone wins in this situation especially the kids at Make a Wish.  What a great way to start the holiday giving season by helping a client in need and also making a wish come true for a child who might not have many wishes left.

Empire Roofing Corporation provides services and new roofs for clients from 1,000 to 1,000,000 sq feet and sometimes we also make wishes come true.
